There are four Declarations of Restrictions, two for Unit 1 (noted as A & B) and one each for Units 2 & III. The Deed Restrictions for Unit 1, Unit 2 and Unit III are essentially the same. The Declarations of Restrictions as written, executed and recorded, run with the land and apply to all lot owners.
All the Declarations were approaching expiration under the Florida Marketable Record Title Act between April 2006 and September 2008. The Woodbriar HOA Board has taken action to preserve the Declarations for all Units - extending the original declarations for 30 years from the Date of Record (DOR) of the Notices of Preservation of Declarations of Restrictions.
